PROJECT DESCRIPTION
Dale Corp. was contracted by the Philadelphia Housing Authority as the CM for the Design and Construction of the Queen Lane Apartments, situated on one city block in the Germantown neighborhood of Philadelphia. The project consisted of the demolition of an existing fifteen-story, 119-unit, high-rise apartment building and the design and development of a new affordable apartment community, offering a total of 55 units in five buildings. The development included a mix of one-, two- and three-bedroom units in walk-up, flat and townhouse configurations. Six of the units on site are fully handicapped accessible, while another two units provide devices to assist hearing- and visually-impaired residents. Centrally located on the site is the management office and multi-purpose community space for use by neighborhood residents. In addition, new streetscape and infrastructure improvements, such as trees, lighting, curbs and sidewalks, street re-paving and parking spaces enhanced the communities’ character and amenities in the surrounding neighborhood. Queen Lane Apartments has been widely accepted by the community, its neighborhoods and residents. It is the recipient of a Pennsylvania Apartment Association’s Annual ‘Best in Apartment Living’ Awards, Gold Award for Community Presentation, and a NAHRO Award of Merit in Housing and Community Development.
